Do you know you are paying someone else's mortgage when you are paying rent?  Paying rent is throwing money down the drain.  I know buying a home can be a stressful almost like a roller coaster of emotions.... finding the right place, getting the loan, moving in.  The purchase of a home for the majority of us is the single most largest investment .  Sometimes, the emotions in this large purchase can cloud good judgment.

 

Many home buyers dive in and do very little research before they buy and invest their hard earned cash.  Before you do that it's best to be informed as you can.  That's what this is report is about.  It's about helping you to avoid common mistakes most buyers make.  If you follow these suggestions with the help of the right Realtor, you will stop paying rent and make the right decision that you will be happy and proud of for a long time to come. 

Inspect Everything

Have a professional inspection done by a licensed home inspector.  Go over the inspection report with a fine tooth comb.  A lot of bank owned homes andd short sale are being sold as is.  That means the Buyer Beware tag is on the house.  For purchases with HOAs and condo purchases where there are bilaws, read them very carefully and pay attention to the fees that are associated with living in a community that has an association.  Inspect everything.

Imagine the home with your furnishings in it

Don't let beautiful furnishings sell you, they leave with the owner.  Imagine what it would be like if you lived there.  Many homes are staged, like a model home .  So they are just to entice you to buy.

 

Take into consideration your lifestyle

Sit down with a real estate professional and discuss such things aschildren, add ons, amenities that you want, Your dream home is worth it , but don't mortgage your lifestyle away.  In order to maintain your lifestyle there will be expenses.  Take these expenses into consideration when you figure out if you can afford the payment

View several properties

 

You should look at least 3-5 properties.  Even if you find a property in the first viewing, you should have something to compare it with.  When you find the right property all the work will be worth it.

Utilize your team

Real estate agents usually have a full team of professionals such as lenders, title reps, inspection teams,  Having a team makes the buying process simple and easy for you.

Be like a privatie nvestigator

 

Check out all your costs.  Get an estimate of closing costs, utilities, Make sure all your utilities are on for the inspection so you can investigate every nook and cranny of the home you are buying.

Do a final walkthrough

Once everything is moved out, do a final walkthrough of the property.  Sometimes things are overlooked in the initial inspection.  Now is the time to do a through inspection.  If you find something that you overlooked bring it up to your Realtor so it can be addressed before you close.

 

Be Flexible

Many things can happen that will prevent you from closing on the day you anticipated.  Be flexible and allow a couple days either way.

 

Put It in writing

All promises are to be in writing.  Don't make any assumptions or believe any assurances.  A handshake will not stand up in court.

 

Loyalty gets you loyalty

Be open, honest, and above board with your team .  Being disloyal can prevent you from getting into your home that you worked so hard to get.  Take the time to select the right team to begin with and you will have a simple, easy home purchase.

Just To Introduce Myself

I am a small town girl with small town values.  These values carried over to my career in real estate.  I believe in being honest and upfront not only in my personal, but my business life.

 

I started in real estate in the 70's.  Before that I sold cars.  I was one of the first women to go into auto sales.  But, real estate is, and always will be my first love.  If I would never make another dime in this business, I would still do it because it's in my blood.

 

My career in real estate began  in the 70's in Pittsburgh, Pa.  Inflation was rampant at the time.  Interest rates were at almost 17% , so I laugh when people complain about high interest rates.  We moved to Las Vegas in 1995 because of the many opportunities it provided to advance our careers.  It took awhile to get used to the city life,  but now when I go home I notice how much my hometown has gone downhill compared to Vegas where everything is rebuilt and new.

 

In 2002 I met Dolf DeRoos and Gene Burns, two avid real estate investors.  They liked the way I did business and the investment strategies that I used , and I became thei buyer's agent for their "52 Homes In 52 Weeks" adventure.  I then became Pat Yoest alias Katy Simmons in their book of the same title. 

 

The real estate market has undergone many changes over the years, and I have seen many peaks and valleys.  What's going on now has happened before, except this time there are regulations to prevent a more serious disaster.  My heart goes out to the many people who are losing their homes and jobs to this economy.   Hang in there, there will be an answer.

These are the secrets of buying the best house possible.  This is the ultimate guide for home buying.  No matter where you are buying this can be used as a guide to buy your home.

 

Before you even start to look at homes you should be preapproval by a mortgage company, not prequaled.  If you want to be in the best negotiating position with the seller then go for a preapproval.  Seller's and their agents know that anyone can just pick up the phone and talk a few minutes and get a prequaled letter.  It's not worth the paper it's written on.  A preapproval is when all information is verified and the loan is only subject to finding a home and an appraisal.  So many things can come up that can prevent you from getting a mortgage. ie; bank account not open long enough, a blemish on a credit report, a judgment,.  A preapproval picks this up and prevents the mortgage up front rather than later on when money is spent for appraisals and inspections and the like.

 

When a listing agent looks at an offer, they look at other things besides the lender's letter.  They also look at the strength of the buyer.  How much is he putting down?  They look at the time the lender needs to close the loan.  So all things go into a good offer, and being in the best place to negotiate takes all these things into consideration.

If you have a home to sell, sell that home first.  A contingency sale doesn't give you any buying power.  The seller isn't going to want to take a lower price offer from a buyer that has a home to sell before they can close on his home.  If he has to wait , he's going to want full price.  Then what happens is someone else comes along and puts an offer in on your dream home, and you lose it because you don't have the time to get a good offer on your property.  You will take the first offer that you can get because you don't have the time.  Hurrying could cost you thousands of dollars.  Banks and Short sales will not take a contingency offer.

 

Buying a home in Las Vegas ?  You will find that there are bidding wars over the available homes.  If you are not in the perfect position to buy a home and do it on the spot, you will be lost in the bidding wars and at the bottom of the list of which the seller can choose from.

 

Stop calling all the ads.  Remember the person writing the ad is representing the seller.  Naturally they are going to tell you the good things about the property.  They are not going to tell you it's in a flood zone, or high tension wires run through the property.  You need someone on your side, looking out for your interests.  You need your very own real estate agent.  Your very own agent will critique the property according to your needs.

ladybugI have clients from South Africa trying to buy a second home in Las Vegas.The Problem being most of the companies that I have been dealing with have tightened up the criteria that they don't qualify.  The home is for $130000 and they would like to put down 30% or more .They can put down 50%.  They have no credit stateside , nor do they have a social security number in the USA.  They do own a corporation here in Las Vegas.

He applied with a firm in Florida and they gave him a preapproval letter.  He paid an upfront fee and , now the lender is backing out.  We are supposed to hear something by Monday, but the future doesn't look bright.

We are all familiar with the Robo Signing scandal which delayed foreclosures in judicial states.{ about half of the nation} back in October.  Call this part 2 of the scandal.  The new attack is focusing now on non judicial states.  A non judicial means you don't have to go to court to foreclose.

 

The attack is on the Notice Of Default.  A Notice Of Default is a notice sent by the bank to the borrower putting them on notice that they are delinquent on the loan and should bring it current.  It states that the Notice of Defaults were handled improperly and now the foreclosures are invalid.  This affects Nevada, California, and Arizona so far.  So, it looks like distressed loan pipelines will get out of control in the 1st quarter.  Look for a slowdown in these states.

Bank of America reported that they have already tested the Notice of Default at the time they tested the Robo Signing.  They are moving forward with their foreclosures as planned.  Chase and Wells said they did not stop the Notice of Default, and did not say whether they will do so.

Help for selling your home in Las Vegas, NV.

First of all, a FSBO is a term that a Realtor gives to seller when they are trying to sell their own homes.  It means for sale by owner.  We have actually taken the term and used the initial that each of the words start with.  There is nothing wrong with trying to sell your own home, people do it every day.  I will even help you by advertising your FSBO property on my sites.  Before you start to sell your home , please beware of these selling mistakes that most people make while trying to sell your own home.

 

The biggest mistake is not pricing your home for the market that it's in.  There is a real danger in pricing it too high.  If you price it too high, buyers will expect more  because it is selling for more than any other homeas in the neighborhood.  They will become dissapointed and lose interest if it is not priced properly.  Let me help you price your home by requesting a free market evaluation.  There is no obligation the market analysis is free.

If you have had an appraisal done for refinancing, don't mistake the appraisal for market value.  These appraisals are often to entice you to refinance and are high.  The best thing to do is have a Realtor do a market evaluation.  Call me and I can arrange to do this for you , as I told you above.  702-521-1442

It is a mistake to not showcase your home.  Home staging works wonders and saves time in the long run.  See what staging can do for your home by looking at these before and after pictures that my friend Linda has done.  Clean closets and de-clutter the home.  Remove over sized furniture to create a spacious feel.  Paint if necessary.  If you can't afford to stage or do repairs, clean the home and make sure it's presentable, at least.  If major items are broken adjust the price and be sure you tell the buyer.

 

Don't make the mistake of trying to "hard sell" when showing it to prospective buyers.  If your home were listed the agent would ask you to leave and let the buyer's go through.  So, it's your home and you have to show them through, but I would let them go through and tell them if they have questions to ask.

 

It's a mistake to try to sell "looky lous" because they are at least 6-8 months away from buying.  This may be a neighbor or someone you know.  They are just snooping and not really serious.

Not knowing your rights and responsibilities is a big mistake.  Make sure you can answer the questions they may ask correctly.  Giving them the wrong information can lead to a law suit.  You should contact an attorney to have them draw up the papers.  You will also need to use a title company.

Don't limit the amount of marketing.  You will need to market in a lot of different ways to sell your property.  You will need to show it when the buyer wants.  Don't let your job keep you from selling your home.

 

How will you know if you have a qualified buyer?  Your buyer should have a preapproval letter from a lender to prove that he can qualify for this home.

We Lead By Example.

I have raised three children and now have grandchildren.  All three children were involved in sports from baseball, football, and Judo.  We set examples for them.  Their coaches set examples for them.  We were not allowed to badger the other team. or talk trash against your oponant.  You shook hands and may the best man win.  You could never display your anger at the other team because it was unsportsmen like conduct.  The coaches and parent alike went out of their way to show only good conduct.  The children who lost were sad enough, they didn't need a coach displaying negative emotions.

I am so proud of my team.  Steelers you are the best team ever.  PT's Pub rocked as we cheered you on to Victory.  This will be superbowl 8 for you.  Congratulations!  The last three games have been exciting and the best team has won so far.

Today we played the New York Jets.  During the week our team had to listen to the Jets brag about how they were going to take us out, and how they were going to take Ward out.  This was all over the news in Pittsburgh.  If they were going to take Ward out, why broadcast it so the other team knows what you attack plan is.  You see Big Ben just went to Heath Miller instead cause the pressure was on Ward.  Pittsburgh was quiet.  They never do let anything out of the bag.

The game was one that made you sit on the edge of your seat.  The first half was dominated by the Steelers, but the second half the Jets gave us a run for our money.  The coach must have given them a little talk in the locker room.  Getting down to the last three minutes of the game it was nip and tucl, the Jets could have been there, all of a sudden you see the coach of the Jets rip off his head phones and whip them to the ground.  If that was a player it would be unsportsman like conduct.  If coaches lead by example, then the team deserves to lose.

Go Steelers

 

Last weekend PTs Pub was packed as we cheered the Steeler's to victory over our fierce rivals the Ba;timore Ravens.  What a game the Ravens put up a battle but, the better team won.

 

Tomorrow we play the New York Jets for the AFC championship.  We battle for the right to play in the Superbowl.  This will be number seven, and we are up for it and ready for you New York.  I will be glued to that TV to cheer the Steelers on to victory.  I am already anticipating the big Superbowl party, and looking forward to the ads. Till the game Go Steelers.
